Modernist extension – Topsham

Our latest project is a modernist extension in Topsham, Devon.

Dawlish based Brownlie Woodworks, in conjunction with Terry Shaw, has been contracted to build an architect designed, modernist style timber framed extension. The original house, built in 2011, had a single storey flat roofed garage. The brief was to strip the existing roof, strengthen the load bearing points and construct a 50 square metre family room.

Bespoke on site construction

Using rapid modern building techniques without the need for cranes or lorries, the structure and steels were erected within 2 weeks. The rubber roof was completed in week 3 and the structure was ready for external rendering and internal plastering by the end of week 4.

Construction materials

  • framework constructed of 6 x 2 tannelised timber
  • strengthened with 9 mm OSB
  • weather proofed with breathable membrane
  • internal 100 mm insulation
  • external 2 x 2 cavity batten
  • stainless steel mesh for render
  • rubber roofing membrane
  • Velfac windows and doors

High quality finishing

The final phase has involved erecting new decking to join existing first floor deck. The project has now moved into our workshop where hardwood sapele balustrade is in the process of being manufactured.
