a modernist extension in Topsham, Devon.

We were contracted to build an architect designed, modernist style timber framed extension. The original house, built in 2011, had a single storey flat roofed garage. The brief was to strip the existing roof, strengthen the load bearing points and construct a 50 square metre family room.

Bespoke on site construction

Using rapid modern building techniques without the need for cranes or lorries, the structure and steels were erected within 2 weeks. The rubber roof was completed in week 3 and the structure was ready for external rendering and internal plastering by the end of week 4.

Construction materials

  • framework constructed of 6 x 2 tannelised timber strengthened with 9 mm OSB
  • weather proofed with breathable membrane
  • internal 100 mm insulation
  • external 2 x 2 cavity batten
  • stainless steel mesh for render
  • rubber roofing membrane
  • Velfac windows and doors

High quality finishing

The final phase involved erecting new decking to join existing first floor deck. The project then moved into our workshop where hardwood sapele balustrade was manufactured. Following the installation of the balustrade on the roof terrace our client then asked us to design and construct a pergola that would provide extra privacy. Working closely with the client a modern style pergola built from hardwood sapele was agreed upon which was buit in our workshop and installed.

Here is what our client had to say about the project:

“From a very short lead in time, Dave and his colleagues started and finished a 36 sq metre timber framed first floor extension in six weeks! And I mean finished. The carpet was laid on the first day of week 7. They stayed on and have fabricated and erected the best balustrade in Devon, along with all sorts of ancillary extras that were thrown at them, all of which were accepted and executed with aplomb. If he and Terry are available and can fit in with your timescale, employ them. If they can’t fit in with your timescale, wait!! There really is no point employing anybody else with these guys around” Mr AT, Topsham
